Renting an apartment / house and other real estate in Bulgaria.

Short-term / daily /.
Plus helpful tips for tourists.

In this article we will try to answer the most frequently asked questions from tourists in our work.

And so, let's talk about short-term rentals, or daily rentals.

1. Search for a rental object on your own, is it still possible? Yes.

Very often, tourists, having arrived at a resort, rent hotels or an apartment through large generators-sites, overpaying huge amounts-commissions of the same sites, because in fact, from the owners, directly, you can rent much cheaper, and for a long time you can also get a discount additional get. Often, upon arrival, guests of Bulgaria are faced when renting such housing with the fact that the entire infrastructure (shops, pharmacies, etc.), including the sea itself, is so remote that it is impossible to reach on foot, or mountain slopes that also not uncommon. This is how, in principle, they look for and find us (we are engaged in car rental, if anything) and then complain about such nuances that cannot be found out through real estate aggregator sites. It is better to check and find out these moments through trusted persons, friends or directly from the owners, if they will be honest with you, of course (and there are enough unscrupulous ones too). Therefore, I repeat once again, you can search through small firms, or forums, or social networks, go out to homeowners, and directly negotiate and clarify most of these points, getting reliable photos and up-to-date information on housing.

As a last resort, you can ask us, we have been living in Burgas for a long time and we know many, including those who rent out their homes, we can ask around and send you information, well, or suggest those places that have already been checked, since we also love to travel and we know perfectly well what problems we may face, believe us, we also have a lot of such stories, but this is not about that now. We even had cases when people approached us simply to evaluate housing “before arrival”, and this was justified, since the person had already lost some amount, but unfortunately, they did not appreciate our time and efforts to help him.

2. Options for renting real estate on the Black Sea coast or where is it better to rent?

Localization is a frequent question, since we are often asked before renting real estate, but it's nice that having reserved a car with us earlier, thereby not limiting and not particularly tied to the infrastructure or the beach. This is a good question, in which we have helped to sort out more than one dozen tourists. And before advising you on a good location, you need to answer a couple of questions. What experiences are you looking for; what kind of rest do you prefer; whether proximity to infrastructure is important to you; you are with children or young and looking for adventure; closer to nature or closer to the city and "parties"; love walks; you will be with a car or by public transport. And so it will help you specifically to recommend the most optimal location on the coast or in the mountains.

At the same time, it is important to take into account your budget, there is such a trick: the further from tourist sites, the cheaper it is usually, but you need to understand, the more difficult it will be to get to these sites later. There are many options, from luxury apartments in the center of the busiest hangout spots to quiet wild places in a tent or camper on wheels. It all depends on your goals.

3. What documents are required for rental housing and are they needed?

In fact, in most cases, no documents are needed when renting a home. It is extremely rare, often with a long lease, that you will be asked to show your passport. By the way, you should also see the landlord's passport so that it doesn't turn out that the apartment is rented out by ten vacationers at the same time, and even by a person who has nothing to do with this apartment.

The best option is to draw up a lease agreement, in which you indicate the details of the owner, tenant, lease terms, payment amount, obligations and responsibilities of the parties. For short-term rentals, you will most often be told that no one does this, and that there is no contract form. However, you can offer to sign an agreement on your letterhead - if you wish, you can print it out at home and even in several languages, and write out the conditions that are convenient for you.

There are actually not many advantages of renting housing from private owners:

- low prices for hotels,

- freedom, space, comfort - "at home",

- you are not limited by hotel rules,

- cheaper for large companies, for families with children, with pets.

There may be more disadvantages, the main and most important of them, in our opinion, are:

- the need to independently look for housing with the risk of running into scammers. When booking accommodation, the owner often asks for an advance payment, which causes mistrust. Another type of deception is photo spoofing, when the photo attached to the ad has nothing to do with reality. If you have any doubts about the reliability of information and housing, feel free to ask questions. Ask for a photo of the view from the window or a photo of additional accessories (for example, dishes in the apartment). If you are interested in accommodation by the sea, find out how long it takes to get to the beach and what is the quality of the road. All these details will help you avoid deception and save you "nerves" later.

- the absence of a number of organizational measures (meeting at the airport, check-in, transportation, etc.), although it is possible to agree on this and it will be cheaper than at the hotel.

To protect yourself and rent a really good apartment, contact the uninterested parties, at the same time thanking them for their help, or your trusted friends.

Useful tips for tourists.

And a few more useful tips that I would like to advise everyone, and we hope they will help you, save your "nerves" and money:

- keep a close eye on personal belongings, do not leave personal belongings unattended and do not carry a lot of cash with you. Street theft is widespread in resort towns.

- be especially careful when exchanging currency, in spontaneous markets, in a taxi. The swindlers slip old banknotes or do not deliver the banknotes. Also, we recently said that in the resort areas in exchange offices there are still various tricks (for example, every fifth exchange at a different lower rate), clarify this before the exchange, what the current rate will be for you. You should know in advance the local exchange rate, what the current bills and denominations look like, and carefully recount the money. It is better, if possible, to carry out exchange operations at a bank, you can take public transport, or rent a car if you are far from the city.

- a frequent case at the resort - food poisoning. To avoid it, you need to buy groceries in stores or branded outlets, as well as thoroughly wash fruits and vegetables. It is not recommended to drink tap water or buy alcoholic drinks from your hands.

- when going to the beach, excursions and day walks around the city, do not forget to take a hat with you. Be sure to purchase sunscreen.

- when an insured event occurs, no matter how strange it sounds, they first contact the insurance company, which will instruct you where to go for help, and subsequently you will be compensated for all insurance losses. Since often, if you do not inform about it, you will pay the expenses at your own expense. For comparison, according to our personal experience, we would have paid 1,300 euros for the operation (appendectomy), but having done everything according to the instructions, we first turned to the insurance company, we did not pay anything in the hospital. By the way, ambulances are often private organizations, many insurance companies do not cover transportation costs, keep this in mind, it is better to have personal transport or a rental car with you for such cases.

- if you have any threatening factors, remember you can always ask for help on a single National number 112 from any operator.
